For buyers who already know The Preserve, the decision is less “which builder” and more “which phase and which collection.” For buyers new to Oakville, the builder guide question is whether Mattamy's existing delivery in this neighbourhood reduces execution risk relative to a first-time site. That is a judgment, not a guarantee.

What North Oakville's planning framework actually locks in

The North Oakville East Secondary Plan is the municipal rulebook. It is why Phase 4 is organized around NHS lands rather than a conventional grid with leftover storm ponds. Transit context today includes an existing bus stop on Preserve Drive at Sixteen Mile Drive, about 575 metres south of the Phase 4 lands, plus the Dundas Street West and Sixth Line corridors and Highway 407 to the north. School boards are the Halton District School Board and the Halton Catholic District School Board; exact catchments for this parcel should be confirmed with those boards. The same discipline applies to schools and trails. A future public elementary school site inside Phase 4 is a planning allocation, not an open school.
